Tile Roof Replacement: Frequently Asked Questions

Common questions about our tile roof replacement service in South Carolina.

Why is my tile roof leaking if the tiles look fine?
Because the underlayment beneath the tile is what actually waterproofs the roof, and it wears out decades before the tile does. When the felt fails, we lift and stack the sound tile, install modern high temp underlayment, and relay the same tile.
What is a tile lift and relay, and what does it cost?
It is the standard tile roof renewal: remove the tile carefully, replace the underlayment and flashings, relay your existing tile with new fasteners. It typically runs 40 to 60 percent of a full new tile roof since the tile itself is reused.
Can you match discontinued roof tiles?
Usually, through reclaimed tile suppliers and by harvesting from low visibility slopes. A common trick is moving mismatched new tile to the back of the roof and relaying original tile on the street facing slopes.
Should I replace broken tiles or wait until there are more?
Replace them promptly, each broken tile exposes underlayment to UV, and sun rotted underlayment is how small tile damage becomes a roof wide problem. A handful of tile swaps is an inexpensive service visit.
Is it worth converting from tile to shingles at replacement time?
It can be, shingle replacement costs less than half a tile relay in most cases, and modern architectural shingles handle our wind fine. The trade offs are aesthetics, resale in tile heavy neighborhoods, and losing the 50 plus year horizon tile offers.
